Eight stages over 3 to 7 weeks on site, plus 2 to 6 weeks of lead-up for design, selections and ordering.

  2. 2. Site visit and scope. $199 bathroom site visit, credited toward the total if you proceed. Kevin measures up, photographs everything, checks behind the existing tiles for surprises, talks through layout options, and gets a feel for the finish level you're after.
  3. 3. Tile, fixture and vanity selection. You pick from Toowoomba showrooms (Reece, Beaumont, Beacon Lighting, Bunnings Trade) or supply your own. Selections lock the quote in writing.
  4. 4. Written quote. Fixed-price quote back within 5 to 8 business days. Inclusions and exclusions itemised. Provisional cost (PC) items listed separately so you know what's a fixed price and what's a budget allowance.
  5. 5. Contract and deposit. Master Builders Queensland Minor Works Contract for residential bathroom renos. Deposits stay within QBCC limits (max 10% on residential). Stage payments aligned to milestones.
  6. 6. Demolition and rough-in. Existing bathroom stripped to the studs. Plumbing and electrical rough-in done by the licensed trades. Framing changes if needed. New wet-area board installed and set. Roughly week 1 to 2.
  7. 7. Waterproofing, tile and fit-off. Licensed waterproofer applies the membrane to AS 3740 standard. Tiler lays floor and walls. Vanity, toilet, basin, screen and finishing carpentry installed. Roughly week 2 to 4 (or 5 to 6 on premium jobs).
  8. 8. Walkthrough and warranty. Final clean, walkthrough with you, defect list if there is one. Workmanship warranty on the building work. Statutory warranties under the QBCC apply to all building work over $3,300. Waterproofing certificate is part of the handover pack.

Waterproofing and tile prep is another 3 to 5 days. Tiling itself is usually a week. Fit-off, cornice, finishing carpentry and walkthrough is the final 3 to 5 days. Premium bathrooms with custom vanities or imported tile can run 5 to 7 weeks.

Do I need a licensed builder for a bathroom reno?

Yes. In Queensland, any bathroom renovation over $3,300 must be done by a QBCC-licensed contractor. Most bathroom renovations cross that threshold the moment you add labour and materials. KGW holds QBCC licence 15552933 (SC1 class, $200,000 trade contract limit) and uses a Master Builders Minor Works Contract for residential renovations.

Can I keep using the bathroom during the reno?

Not the bathroom being renovated. If it's the only bathroom in the house, we plan the schedule around rough-in and fit-off stages to minimise downtime. Most clients with one bathroom either stay with family for the 4 to 5 day disruption window, or arrange a portable toilet on site. Two-bathroom homes have no downtime.

Do you supply the tiles, vanity and fixtures?

Two options. KGW can supply everything through trade accounts at trade pricing, with the markup itemised in the quote. Or you can supply your own (delivered to site before we start), and we'll deduct that from the quote. Most clients pick from supplier showrooms in Toowoomba (Reece, Beaumont Tiles, Bunnings Trade) and we coordinate the order. Either way, the spec is locked in writing before the quote is finalised.

What if we want to move the plumbing?

Relocating the shower, vanity or toilet typically adds $1,500 to $4,000 depending on what's behind the wall and how far the new run is. Slab homes cost more than timber-floor homes because of slab cutting and saw work. Worth doing if the layout doesn't work for you, but the simpler decision is often keeping the layout and just upgrading what's in it.
