Ceiling Repair – Water Damage & Mould Removal in Meringandan West

Ceiling repairs at this Meringandan West home are now complete and ready for paint.

This job is a good example of why ceiling stains should not be ignored. What looks minor from below can be a different story once the damaged plasterboard is opened up.

Problem

Visible water staining and light mould were showing on the ceiling, but once the ceiling sheet was cut open and inspected from behind, the damage was more extensive than expected.

Mould had spread through sections of the insulation and onto the timber battens. Left untreated, this could have continued to grow and affected a larger section of the ceiling.

Solution

  • Installing a new plasterboard ceiling patch
  • Taping and setting the joints over two visits
  • Sanding the patch smooth, ready for paint

While on site, two hairline cracks running along either side of an air conditioning vent were also patched to stop them worsening over time.

Outcome

The ceiling is now repaired, clean, solid and ready for the painter.

Why hire a licensed plasterer

Most plaster work in Queensland sits under the QBCC's $3,300 building work threshold, which means a lot of people offer it. The trade itself isn't a closed shop. What separates a qualified plasterer from a patch-and-paint job is the finish: whether it disappears under paint, or whether a halo shows up the first time the morning light hits it.

Three things matter. First, set and sand technique. A real plasterer applies basecoat and topcoat, feathers each side wider than the patch, and sands flat to 240 grit before priming.   3. 3. Written quote. Fixed-price quote back within 2 to 5 business days. For insurance claims, the quote includes the documentation insurers ask for: scope, materials, labour breakdown and timeline.
  4. 4. Schedule and start. Small repairs often slot into a Saturday or a gap in the weekday queue, within 1 to 3 weeks. Larger ceiling work books 2 to 6 weeks ahead.
  5. 5. Set, sand, finish. Plasterboard installed and joined with paper tape. Basecoat, topcoat, then sanded flat over multiple visits (set, sand, set, sand). Dust controlled, drop sheets down, area cleaned at the end of each day.
